Since 3D Information Models are the base for all BIM benefits & deliverables, we use experienced resources who are further trained to understand the overall BIM Ecosystem so that they can integrate the right information at the relevant Life-cycle phase of the Building and deliver an output which is lean and adheres to the BIM Standards.

Quantity Take-off is the immediate benefit from BIM which is also surprisingly a by-product of the BIM application. By mapping the Cost information to the automated take-offs exported from BIM, our Clients achieve accurate Cost Estimations which further gets revised instantly as the Model gets updated. And as all of this is fully automated, the accuracy is far superior to manual estimation techniques. Our Engineers are familiar with both spreadsheet/Excel based Take-offs as well as exporting to 5D Estimation Software. Many of our Customers prefer spreadsheet based workflow as it is straight forward and Linear and therefore we have developed customized Excel sheets which helps in Compiling & Integrating the independent Take-off Schedules from Revit so we can deliver a Tailored Estimation solution.
At pre-bid stage we have also worked on quick LOD200 based take-offs to support General Contractors with evaluating, estimating and bidding for their Projects. Post win this also facilitates better ROI as the LOD200 Model can be further enriched with information and developed through LOD300 to LOD500 levels. A Model based Take-off, BOQ & Estimation also provides an IPD (Integrated Project Delivery) based workflow eliminating Cost over-runs, rework and wastage.BIM for Estimation could be the first step for a Company to get started with BIM while being able to quantify the output.
Software such as Navisworks provide an excellent solution to link the 3D Model with the 4th Dimension i.e. Time. Adding a Schedule to each element of a Construction Project serves as a powerful tool for Contractors, Engineers as well as Architects to validate the Planned Schedule or try out Schedule alternatives to increase construction efficiency. With the help of these tools, the Construction sequence can be visually represented as a video and shared with the Planning team to bring additional insight. The planning teams can further utilize their native Project Management software such as MS Project and Primavera to modify the Schedule which directly synchronizes with the 3D Model within Navisworks.This connection acts as a bi-directional link and needs to be setup only once. The True power of BIM can be seen with tools such as these which can simulate the complete Life-cycle of the Construction Project and can be subsequently connected with 5D Cost Estimation Software to generate the Schedule linked expenditure plan for the Project.
Clash detection could possibly be the most obvious outcomes from BIM. Even though Revit performs Interference check (Revit’s version of Clash Detection), it still lags if compared to Navisworks powerful Clash Detection tool where even clearances between objects/geometries can be detected above a set tolerance. Each of these clashes if undetected could pose a constructability issue at the Site and result in rework, delay and loss of revenue for the stake holders. Since the risk of clashes increase as the complexity of the Project increases, the majority of the Clash Detection services that we have provided are for Clients dealing with complex projects such as Hospitals, High-rise structures and Commercial buildings. And even though we do run a lot of Clash tests on Navisworks, we would still claim that majority of the clashes are resolved at the Modelling stage as we believe in and implement a “No-clash-modelling” principle where we follow a practise of coordinating between the disciplines during modelling and avert a clash as much as possible. This practise identifies clashes at a much early stage than standard modelling practise and the issues are notified & resolved a lot ahead in the Design phase which further helps in shrinking the overall schedule of the Project. Further we assist our Clients by giving them design alternatives to resolve the Clashes while keeping in mind the maintenance and operation of the facility.
At Enventure, we believe in a 100% Model based Construction Documentation approach. We ensure the exported information & drawings from BIM are not edited manually to ensure integrity & uniformity of the deliverables. This approach filters out any redundant data and reduces the possibility of human errors significantly. We follow strict Modelling Standards & Guidelines further monitored by automated & supervised reviews which ensures that the attributes & information authored during the Modelling is consistent throughout the Project Life-cycle thus improving the data quality of the Models. For instance, we even maintain the Case sensitivity of all the textual information created inside the Models. Even since today the Execution Teams rely on printed hard copies of the Construction Drawings, we believe BIM is only as good as its Output and which is where we keep our focus right from the start of the Project.
Laser Scanning has vastly improved over the years and so has the interoperability between the Laser Scan / Point Clod Data and BIM applications. And further with the use of Drones, remote locations can be accessed with ease. In renovation projects especially dealing with old structures having less or incorrect drawings and data available for coordination, we build information models in Revit which further facilitates accurate Clash Detection, Quantity Take-offs, Drawing regeneration, visualization & rendering purposes. Models can be prepared at LOD400 levels to capture exact site conditions and acts as a as-built model for the built environment. The LOD of this Modelling can be varied specially prioritizing the interface between the Existing and the New Construction thus reducing the overall effort & unnecessary information in the Model.
With numerous equipments, parts, fixtures etc. being used in a Buildings, it becomes a need for both the users as well as the manufacturers to covert these products into BIM compatible elements / families for BIM tools. This not only aids the use of visualization tools, but also facilitates Clash Coordination, Data integration & supports the functional requirements for BIM use. The Modelling complexity of these Models is varied based on Client needs and industry standards. For instance, photo-metric information from Light Manufacturers is integrated inside a Revit Family to create a Light fixture family which virtually acts & dissipates light as in the real world. Similarly, a Pump family is modelled with its generic shape and all connectors in place which facilitates interface with the Building Model components. All this is done still reserving the maximum file size of the Revit Family within permissible limits to improve Model performance. By using the Parametric functionality of the Revit tool, multiple versions of similar product line are created improving the ease of modelling& functionality of the product family in BIM. While creating the entire library of Products from manufacturers, a substantial benefit from iterative design is realized by us during modelling which is further passed on to our Clients in terms of reduced effort and Cost.
